How we operate as a Management Company
We are a family owned and operated business, therefore we do a lot of the work ourselves such as your pool, housekeeping
and general maintanence. We pride ourselves on the quality of the homes we look after, making sure that your property
is kept to a very high standard, that not only you as a home owner will be happy with, but also the guests that stay in your
home. We live close to all of the homes and can be at any home in about 20 minutes. We are on call 24 hours a day 7 days
a week. We endeavor to build a great working relationship with our home owners and to be able to answer any of your
questions day or night.
As a Management Company we make sure that:
- Your property is licensed and we make sure that it is equipped and complies with all the current safety requirements
and state laws
- Your bills and sales taxes are paid and invoiced to you on a monthly statement. These are offset against rental income
received and any extra funds are paid to you as required.
- We advertise and promote your property on our website. Each home has its own page complete with pictures and a
write up about the property. We take bookings and payments for the home.
- We make sure that when a guest arrives they can get into the vacation home quickly and that they encounter no prolems
during their stay.
So what if a guest needs us?
We live close to all our homes and can be at any home within 20 minutes. We are also on call 24 hours a day
7 days a week.
Maintanence
Maintanence is an important part of property management. We do not charge for minimal items such as:
Minor repairs
Replacement of standard light bulbs
Washing or replacing air conditioner filters
Touch up paint
Smoke alarm battery replacement
Swimming Pool
We are a fully qualified CPO. We make sure that your pool is clean and chemically balanced. Your pool is serviced once a
week (vacuuming, brushing, washing of filter, checking and adjusting chemical levels). The pool filtration system
is also checked and the pool area is swept, hosed down and all outside patio furniture is wiped down.
Lawn
We make sure your lawns are kept tidy and includes mowing of lawn, trimming, blowing off debris from driveway
and sidewalks.
House Keeping
One of the most important things in property management is the cleanliness of your home and that your property is kept
to a high standard and therefore it is our first priority. We clean and inspect every home after guests check out and make
sure that everything is perfect for the next guests to arrive.
